Checklist ยท Owners abroad

Leaving your Cyprus home empty: a checklist for owners

Ten things to do before you lock the door, what to watch while you are away, and how to come back to a fresh home.

Ten things before you lock the door

  1. Photograph the water meter with the date.
  2. Turn off the water heater.
  3. Empty and clean the fridge. If you switch it off, leave the door ajar.
  4. Unplug everything except the fridge, if it stays on.
  5. Clear the balcony and terrace drains. The first heavy rain finds every blocked one.
  6. Put away or tie down garden furniture and parasols.
  7. Leave wardrobes and cupboards slightly open so the air moves through the damp months.
  8. Take out the rubbish and clear food from the cupboards.
  9. Close the windows and lower the shutters.
  10. Set up direct debits for electricity (EAC) and water, and note who has a spare key.

While you are away

An empty home is quiet, so small problems have time to grow. A slow leak behind a wall or damp in a closed room shows up first in the water meter and in the rooms themselves.

Asset Guard, our monthly key holder visit, keeps an eye on it for you:

  • Every room walked and photographed, with the date and time on every photograph
  • The water meter photographed and set against the last reading
  • The report sent to you the same day
  • Anything urgent phoned through to you before we leave the property

You book only the months you need. We quote per home after a short conversation: tell us the town, house or apartment, and the number of bedrooms, and we reply the same day.

Before you come back

A home shut up for months needs more than airing. An arrival clean before you land means you walk into a fresh home, with every room photographed when we finish. Priced per home after a short conversation.

Questions owners ask

Why photograph the water meter before I leave?

In an empty home the reading should stay still. A photograph with the date gives you, or whoever checks the home, a reading to compare against.

Should I leave the fridge on?

If you switch it off, empty it, clean it and leave the door ajar so it stays fresh. If it stays on, leave it running and unplug everything else.

Who can check my home while I am away?

We can. Asset Guard is a key holder visit every month: every room photographed with the date, the water meter recorded and the report the same day.

Can you clean before I leave and before I come back?

Yes. Close-up and arrival cleans can be booked with your monthly visits. We quote per home after a short conversation: tell us the town, house or apartment, and the number of bedrooms, and we reply the same day.
