Property management or property checks? What Cyprus owners abroad actually need

Whether your home is let or standing empty decides what you need. Here is the difference, and how to choose.

Two different jobs

Owners abroad usually need one of two things, and the right choice depends on whether the home is let or standing empty.

A let home needs someone to run it: guests or tenants, check-ins, cleaning between stays, and someone to call when something goes wrong.

An empty home needs someone to look at it: regular visits, a record of how it was found, and a phone call if something urgent turns up.

Property management for a let home

If your home earns rent or holiday income, you need someone to handle the guests or tenants and someone to clean between them. We do the cleaning side: changeovers between guests with every room photographed and dated. The letting and the tenancy stay with you or your letting agent.

Property management for an empty home

If the home stands empty while you are back home, what you need is a key holder and a record. This is Asset Guard, our monthly key holder visit. On every visit:

  • Every room walked and photographed, with the date and time on every photograph
  • The water meter photographed and set against the last reading
  • The report sent to you the same day
  • Anything urgent phoned through to you before we leave the property

We observe and report. Repairs and trades stay your decision.

You book only the months you need. We quote per home after a short conversation: tell us the town, house or apartment, and the number of bedrooms, and we reply the same day.

How to choose, in four questions

  1. Is the home let or empty? Let homes need letting and cleaning. Empty homes need visits and a record.
  2. How long will it stand empty? A few weeks may need one visit; a season needs a visit every month.
  3. Will you see proof? Ask for a sample report before you book anyone. A dated photograph of every room tells you more than a message saying all is well.
  4. How are your keys held? Ask whether keys carry your address and how every collection and return is recorded.

Questions owners ask

Is a monthly key holder visit property management?

For an empty home, yes: it is the part of property management that matters while you are away. Every room is photographed with the date, the water meter is recorded and the report reaches you the same day.

Do you let my property or manage tenants?

No. We clean, check and keep the record. The letting and the tenancy stay with you or your letting agent.

How much does it cost?

Key holder visits and holiday let changeovers are priced per home. We quote per home after a short conversation: tell us the town, house or apartment, and the number of bedrooms, and we reply the same day.

Can you clean before I arrive and after I leave?

Yes. Arrival and close-up cleans can be booked with your monthly visits. We quote per home after a short conversation: tell us the town, house or apartment, and the number of bedrooms, and we reply the same day.

What happens if you find a problem?

Anything urgent, such as active water or a moving meter, is phoned through before we leave. Everything else goes in the report with photographs, and repairs stay your decision.
