What every visit includes
Our team visits on a schedule set around your away dates. On every visit:
- Every room walked and photographed, with the date and time on every photograph
- Your water meter recorded and photographed, beside the reading from the last visit
- The report sent to you the same day
- Anything urgent phoned through to you before we leave the property
Every booking starts with a baseline visit: a full dated record of your home as it is today, so every report after it has something to compare against.
We find it and we tell you. Repairs and trades stay your decision.
How it works
- Book online or on WhatsApp. Tell us when you leave and when you are back.
- We collect your keys. They carry an anonymous numbered tag only; the link to your address lives in our own records.
- The baseline visit records your home as it is, room by room, with the meter reading.
- Monthly visits on your away dates. More frequent visits on request.
- Your report the same day, every visit. Add an arrival clean so the place is ready when you walk in.

Why the quiet months matter here. From November until the season restarts around Easter, the clubs, beach bars and most of the tourist strip restaurants close. A dated photograph of every room each month gives you the eyes on the place the strip lacks in winter.
Why the water meter matters here. Most Cyprus homes store water in tanks on the roof, and supply on the island can be interrupted. We photograph your meter on every visit and set it beside the last reading. In an empty home the reading should stay still; a moving meter is treated as urgent and you get a phone call from the property.
Damp on the coast. Humidity runs along the whole Cyprus coastline, and mould favours closed windows. A home shut up from autumn to spring is the classic case, which is why every room is photographed on every visit.
On your route home. Owners on this coast fly in and out of Larnaca airport, and we come up the coast road from Larnaca, so an arrival clean can be timed to your flight.

A caretaker looks after the shared areas. Asset Guard is inside your own home: every room photographed with the date, your water meter recorded, and the report sent to you the same day.
I spend the winter here and leave when it gets hot. Can you help?
Yes. We book your visits for the summer months you are away, with a close-up clean when you leave and an arrival clean before you come back.
Who holds my keys?
We do, under our written Keyholding Protocol. Your keys carry an anonymous numbered tag only, and every collection and return is recorded.
