The costs at a glance
The regular costs of a home in Paphos that stands empty for part of the year. The numbers in square brackets lead to the sources at the foot of the page.
| Item | Typical amount | Source |
|---|---|---|
| Common expenses (koinochrista) | About €30 to €70 a month in a building with no extra facilities; €50 to €250 in a managed building or complex; €100 to €300 or more with a pool, security or large grounds (Cyprus wide figures) | [1] |
| Electricity standing charges (EAC tariff 01) | €7.84 per two month bill, about €3.92 a month, with VAT added on the bill, then what you use | [2] |
| Water (EOA Paphos) | The Paphos water tariff page was still being built when we checked; your latest bill shows the current charges | [3] |
| Sewerage (Paphos system) | A yearly charge set per mille of the 2021 general valuation (homes: 0.28 to 0.55 per mille in total, by phase), plus a usage charge on the water bill | [4] |
| Immovable property tax | Abolished as of 1 January 2017 | [5] |
| Local charges (refuse and community services) | Around €80 to €250 a year as a Cyprus wide benchmark; your municipality or community bill gives the exact figure | [1] |
| Insurance | Ask your broker about cover for a home that stands empty for part of the year | |
| Home checks (Asset Guard) | Priced per home after a short conversation | [6] |
| Arrival or close up clean | Priced by the size of the home, after a short conversation | [7] |
The monthly electricity figure is the two month standing charge divided by two. What you use on top depends on what stays switched on. Tariffs and charges change: your latest bill is always the final word.
Common expenses (koinochrista)
If your home is in an apartment building or a complex, you pay a share of the cost of the common areas. In Cyprus these are the koinochrista. The building's management committee, or the management company it appoints, uses them to pay for cleaning the stairs and hallways, the lift, lighting in the common areas, the garden and the pool.
A guide to the cost of owning property in Cyprus, published on 15 May 2026, gives these typical monthly ranges [1]:
- a building with no extra facilities: often around €30 to €70,
- a managed building or complex with regular services: commonly €50 to €250, depending on the size of the apartment and the services,
- a development with a pool, security or concierge style services: €100 to €300 or more.
These are Cyprus wide figures. The exact figure for your building is on the last statement from the committee or the management company, and common expenses run all year, including the months you are away. We also clean the common areas of apartment buildings on a fixed monthly schedule: see communal cleaning for apartment blocks.
Electricity
Homes in Paphos are billed for electricity by the Electricity Authority of Cyprus (EAC), every two months. On the single rate domestic tariff, code 01, the bill carries two standing charges [2]:
- a supply charge of €6.88,
- a meter data management charge of €0.96.
That is €7.84 per two month bill, or about €3.92 a month, with VAT added on the bill. It appears even when everything in the home is switched off. These are the domestic tariffs applicable from 1 August 2025.
What you use comes on top. At the basic fuel price the tariff sets an energy charge of 10.34 cent, a network charge of 3.66 cent and an ancillary services charge of 0.65 cent for each kWh, and the price per kWh is adjusted every billing period for the cost of fuel [2]. In a home that stands empty, the electricity goes mostly on what stays switched on: the fridge, the water heater, a dehumidifier, the router or a camera.
Paperless bills and a standing payment order with your bank keep the bills paid while you are away.
Water and sewerage in Paphos
Water and sewerage in the Paphos district are run by EOA Paphos, the Paphos District Local Government Organisation. When we checked on 24 October 2026, its water charges page was still under construction [3], so the current water tariff is the one printed on your bill. EOA Paphos sends water bills every quarter [4].
Sewerage charges
Homes served by the Paphos sewerage system, or able to be served by it, pay three charges [4]:
- a yearly wastewater charge,
- a yearly storm water charge,
- a usage charge per cubic metre of water, added to the quarterly water bill.
Since 1 January 2023 the two yearly charges have been set as a rate per mille of the property's general valuation at 1 January 2021 prices, as fixed by the Department of Lands and Surveys. This is the official valuation of the property, which is usually different from the price you paid. The rates for 2025 published by EOA Paphos are:
| Property | Wastewater | Storm water |
|---|---|---|
| Homes, phase A | 0.2 | 0.08 |
| Homes, phase B | 0.45 | 0.1 |
| Tourist property, phase A | 0.8 | 0.08 |
| Tourist property, phase B | 1.2 | 0.1 |
One per mille is €1 for every €1,000 of the general valuation. So a home in phase A with a general valuation of €100,000 would pay €20 for wastewater and €8 for storm water, €28 for the year. Which phase applies to your home is shown on your bill, and EOA Paphos can confirm it.
The water meter
The water meter is the simplest way to follow the water in your home from abroad. Photograph it on the day you leave. If the reading has moved while nobody was there, it is worth finding out why. At every Asset Guard visit we photograph the water meter and send the reading beside the last one.
Property tax and local charges
The annual immovable property tax in Cyprus has been abolished as of 1 January 2017 [5]. Local charges still apply. Paphos Municipality, or the community your home is in, bills for services such as refuse collection. The cost of owning guide gives around €80 to €250 a year as a Cyprus wide benchmark for local charges [1]. Your latest municipal or community bill gives the exact figure for your address.
Tax, contracts and anything legal belong with a Cyprus accountant or lawyer. We look after what happens at the home itself: the keys, the visits, the cleaning and the dated report.
Insurance
Ask your broker about the terms for a home that stands empty for part of the year. Asset Guard is not a substitute for your own property insurance.

Questions Paphos owners ask
What does it cost each month to keep a home in Paphos while I live abroad?
The fixed items are the common expenses of your building (often €30 to €70 a month in a building with no extra facilities, more in a complex with a pool), the electricity standing charges (€7.84 per two month bill on EAC tariff 01, with VAT added) and the water and sewerage charges on your EOA Paphos bill. Usage, insurance and local charges come on top. Asset Guard, our monthly key holder visit, is priced per home after a short conversation.
Is there still an annual property tax in Cyprus?
The annual immovable property tax was abolished as of 1 January 2017. Local charges, such as refuse collection, and the sewerage charges in Paphos still apply. For anything to do with tax, speak to a Cyprus accountant.
How are sewerage charges worked out in Paphos?
EOA Paphos sets a yearly wastewater charge and a yearly storm water charge as a rate per mille of the property's general valuation at 1 January 2021 prices. For homes in 2025 the rates are 0.2 or 0.45 per mille for wastewater and 0.08 or 0.1 per mille for storm water, depending on the phase. A usage charge per cubic metre is added to the water bill.
How can I keep an eye on the water while I am away?
Photograph the water meter on the day you leave. At every Asset Guard visit we photograph the meter and send the reading beside the last one, so you can see any change at a glance, with every room photographed with the date.
Who can advise on tax and contracts?
A Cyprus accountant or lawyer. We look after what happens at the home itself: the keys, the visits, the cleaning and the dated report.
