Just bought in Paphos? We are there from the day you get the keys.
Your people on the ground in Paphos. We are there when the keys change hands, we have the home ready when you fly in, we hold your keys, and we check the home while you are back in the UK or wherever you live. Every visit photographed with the date, and the report with you the same day.
Registered Cyprus company HE 497816 · Every room photographed · Report the same day · English and Polish
Who looks after it once you fly home?
The agent helped you buy it. The lawyer helped you complete it. The developer built it. Then everybody goes home, including you. From the keys onwards, we are the people on the ground who look after it.
Care you can see. Property management in Cyprus: every visit photographed with the date and time, and the report sent to you the same day, so nobody has to take our word for it.
From the day you get the keys
Handover day
We attend the handover, or receive or collect your keys on the agreed day, as you, your lawyer and the developer arrange it. We walk round the finished property and photograph every room with the date, with the water and electricity meters photographed with their readings, and the record is with you the same day. We photograph and record what we see. Snag lists and technical checks are work for an engineer: if you want one, we introduce a specialist who acts for you.
The home made ready
The builders' clean that gets a new build ready to live in or to let, photographed when finished. Before you fly in, the arrival clean: the home aired and the taps run while we clean, the beds made with your own linen, and every room photographed with the date and sent to you before you fly. You land to a home you have already seen.
Your keys held
Your keys are handled under our written Keyholding Protocol. They carry an anonymous numbered tag only; the link to your address lives in our own records, and every collection and return is recorded.
Home checks while you are away
Asset Guard, our monthly key holder visit, on your away dates. On every visit:
- Every room walked and photographed, with the date and time on every photograph
- Your water meter recorded and photographed, beside the reading from the last visit
- The report sent to you the same day
- Anything urgent phoned through to you before we leave the property
Your handover record can serve as the baseline visit, so every report after it has something to compare against. We observe and report; repairs stay your decision, with your own trades.
Trades let in on your written instruction
When your own plumber, engineer or installer needs to get in, tell us in writing by WhatsApp or email. We meet them at the property at the agreed time and lock up when they leave. The work and the choice of trade stay with you.
Introductions to people we use ourselves
Need a registered estate agent, an English speaking lawyer, an accountant or a trade? We connect you with the people we use ourselves on the ground. They act for you and you engage them directly. We handle the practical property work.
How it works
- Send one message. Tell us where in Paphos the home is and how many bedrooms, and we send the price and a sample report.
- Handover day. We attend or collect the keys as arranged, photograph every room and both meters, and send you the record the same day.
- The home made ready. The builders' clean, then an arrival clean before each stay, photographed before you fly.
- Monthly visits on your away dates. Every room photographed, the water meter recorded, the report the same day. More frequent visits on request.
Paphos, from the harbour to the hill villages
Areas we cover. Paphos town centre, Kato Paphos, Universal, Chloraka, Kissonerga, Peyia, Coral Bay, Tala, Emba, Mesogi, Tremithousa, Konia and Geroskipou. Elsewhere in the district? Ask us; Asset Guard runs island wide.
New builds and villas. Many new homes around Paphos are apartments in town and villas with a garden or a pool on the hillside around Peyia, Tala, Emba and Konia. Every room is photographed on every visit, so you see each one as it is.
Why the water meter matters here. Most Cyprus homes store water in tanks on the roof, and supply on the island can be interrupted. We photograph your meter on every visit and set it beside the last reading. In an empty home the reading should stay still; a moving meter is treated as urgent and you get a phone call from the property.
Close to where you land. Paphos airport is a short drive from the town, so an arrival clean can be timed to the day of your flight.
Letting it out? We clean between guests too. See Airbnb and holiday let changeovers in Paphos.
